McMinn Monday Market Update: Buyers Gain Ground While Oxford Value Holds

This week's North Mississippi numbers tell a two-part story. Fewer properties are closing than at this point last year, but Oxford residential dollar volume is still growing. At the same time, the latest Altos profiles place Oxford homes, Oxford condos, and Water Valley homes in a slight buyer's advantage. The market is working, but buyers have more room to compare and sellers have less room for wishful pricing.

For anyone considering a move in Oxford, Water Valley, or the broader North Central Mississippi market, the watchword this week is precision: the right property at the right price can still move, while listings that miss the market may sit.

The Week at a Glance

The North Central Mississippi REALTORS Market Comparison Reports cover January 1 through August 31, 2026, compared with the same dates in 2025. The Altos profiles are the latest available for this reporting week, dated September 2, 2026.

North Central MLS: Fewer Closings, More Residential Dollars

Across the full MLS, residential closings eased from 997 last year to 979 this year, a 1.81% decline. Residential dollar volume moved the other direction, rising 4.02% from $448.7 million to $466.7 million.

Looking across all property types, total transactions fell 5.00%, from 1,180 to 1,121, while total dollar volume increased 2.60% to $527.6 million. Lots and acreage illustrate the same selective pattern: unit sales were down 21.21%, yet dollar volume rose 11.66%.

That is not a frozen market. It is a market completing fewer deals while the mix of completed sales continues to support dollar volume. Buyers are making choices carefully, and higher-value properties or land tracts can still have an outsized effect on the totals.

Oxford: Value Holds as Buyers Gain Options

Oxford continues to carry much of the region's residential activity. Through August 31, Oxford residential closings were down only 1.36%, from 733 to 723, while residential dollar volume rose 7.35% to $405.3 million.

The current Oxford single-family profile shows a median list price of $632,000, inventory of 192 homes, and a Market Action Index of 29. Median days on market is 77, average days on market is 122, and 41% of listings have had a price decrease. The segment is labeled a slight buyer's advantage.

Oxford condos and townhomes tell a similar story. The median list price is $469,900, inventory is 217, and the Market Action Index is 28, also a slight buyer's advantage. Median days on market is 91, average days on market is 112, and 30% of listings have reduced price.

For buyers, those numbers support a deliberate search rather than a rushed one. Compare condition, location, monthly payment, HOA obligations, rental rules, and price history. For sellers, Oxford's higher dollar volume is encouraging, but the reduction rates make one point plain: strength in the broader market does not rescue an individual listing that starts too high.

Water Valley: A Softer Market Rewards Patience

Water Valley is the clearest soft spot in this week's data. Residential closings fell from 46 to 34, a 26.09% decline, while residential dollar volume dropped 30.86% to $8.75 million. Across all property types, transactions were down 20.97% and dollar volume was down 18.12%.

The current Water Valley single-family profile shows a median list price of $285,000, inventory of 31 homes, and a Market Action Index of 24, a slight buyer's advantage. Median days on market is 63, average days on market is 101, and 45% of listings have reduced price. Altos also reports that inventory has increased while market action has declined from 29 last month.

That does not mean every Water Valley seller is in trouble. It means pricing, condition, and patience matter more in a smaller market where a handful of transactions can move the percentages. Buyers may find meaningful negotiating room, especially on homes with longer market time or prior reductions. Sellers should take the first few weeks seriously and adjust promptly if showings and offers do not match expectations.

What Buyers Should Know

  • Get fully pre-approved and compare the payment, not just the price. Mortgage rates remain a major part of affordability.
  • Use days on market and price history as conversation starters. A reduction does not automatically make a home a bargain, but it can signal a seller who is ready to deal.
  • Keep the segments separate. Oxford single-family homes, Oxford condos, and Water Valley homes have different inventory, carrying costs, and buyer pools.
  • Stay ready for the right listing. A buyer's advantage means more choice and leverage overall, not that every well-priced home will wait.

What Sellers Should Know

  • Price against today's active competition and recent buyer behavior. The latest Altos data shows price reductions on 41% of Oxford homes, 30% of Oxford condos, and 45% of Water Valley homes.
  • Make the first impression count with strong photography, clean presentation, clear property information, and easy showing access.
  • Watch the first two weeks closely. Limited activity is useful market feedback, not something to explain away.
  • Separate market value from personal goals. Oxford's dollar-volume growth is a positive signal, but buyers still judge each property on its own merits.

Mortgage Rates and the Late-Summer Market

Freddie Mac reported that the average 30-year fixed mortgage rate was 6.66% on August 27, up slightly from 6.65% the prior week and 6.56% a year earlier. At that level, buyers remain sensitive to the full monthly cost of ownership, including insurance, taxes, HOA dues, and maintenance.

Nationally, Realtor.com's August report also described a cooler late-summer market: active inventory was up 3.6% year over year, 20.4% of listings had a price cut, and pending sales slipped 0.2% from a year earlier. Those national figures do not replace local evidence, but they rhyme with what we see here: more selective buyers, greater attention to price, and a market that still functions when expectations are realistic.

Lee's Bottom Line

This is not one North Mississippi market moving in one direction.

Oxford is closing nearly as many residential sales as last year while moving substantially more residential dollars. Water Valley is slower and offers buyers more leverage. Across both communities, current list-side indicators favor careful shoppers, yet the strongest properties can still command attention.
