McMinn Monday Market Update: Buyers Have More Room, but Oxford Value Is Still Holding

Good Monday morning from North Mississippi.

This week's numbers tell a balanced story. Buyers have more room to compare, ask questions, and negotiate, but that does not mean every part of the market is losing value. Across the broader North Central Mississippi REALTORS area, residential closings are running below last year while dollar volume is much closer to even. Oxford is the clearest example: fewer residential sales, yet slightly more total residential dollar volume than at this point in 2025.

On the active-listing side, Altos labels Oxford single-family homes, Oxford condos and townhomes, and Water Valley single-family homes as a Slight Buyer's Advantage. In plain English, buyers have options. Sellers can still get a strong result, but the market is asking for a realistic first price, good condition, and a clean launch.

The Big Picture: Slower Activity, but Dollars Are Holding Better

From January 1 through this reporting week, the full North Central MLS recorded 1,122 residential closings, 73 fewer than during the same period last year. Residential dollar volume declined by a much smaller 1.59%, from $542.9 million to $534.3 million.

That gap matters. It does not prove that every home's value is rising, because the mix of properties sold changes from year to year. It does show that completed-sale dollars are holding up better than the transaction count alone might suggest.

Across all property types, total transactions are down 7.49%, while total dollar volume is down only 0.72%. Lots and acreage sharpen the contrast: unit sales are down 17.11%, but dollar volume is up 17.53% to nearly $61.0 million. Buyers are selective, but well-positioned property is still attracting capital.

Oxford: Fewer Closings, Slightly More Residential Volume

Oxford remains the strongest closed-sales story in this week's local comparison. Residential closings are down from 875 to 828, but residential dollar volume increased from $458.1 million to $463.0 million.

The active market is more buyer-friendly than that volume figure might sound. Oxford single-family inventory is 217, median days on market are 84, and 35% of listings have had a price decrease. The Market Action Index is 28, which Altos labels a Slight Buyer's Advantage. Buyers browsing current Oxford homes and condos can compare more carefully and use price history, condition, and competing inventory to shape a thoughtful offer.

For sellers, the message is precision, not panic. Oxford is still producing substantial dollar volume, but a buyer-leaning index and price reductions on more than one-third of single-family listings show the cost of reaching too far on price. The first few weeks on market remain valuable.

Oxford Condos: Plenty to Compare

Oxford condos and townhomes also lean toward buyers. The median list price is $469,900, inventory stands at 201, and the median listing has been on the market 119 days. The Market Action Index is 28, and 28% of listings have reduced their price.

That extra time gives buyers room to review HOA dues, insurance, assessments, rental rules, parking, condition, and proximity to campus before making a decision. Sellers should make those details easy to understand and pair them with a competitive first price. In this segment, clarity is part of the marketing.

Water Valley: A Smaller Market Moving More Slowly

Water Valley remains the softest closed-sales pocket in the three Navica views. Residential closings are down from 55 to 38, and residential dollar volume has declined from nearly $15.0 million to $9.44 million.

The active market shows a $318,000 median list price, 29 listings, 84 median days on market, and a Market Action Index of 27. Altos still calls that a Slight Buyer's Advantage. Buyers looking at Water Valley homes and land may have room to discuss price, repairs, or closing costs when the property's history supports it.

Sellers should remember that a small inventory count does not automatically create urgency. With 38% of tracked listings showing a price decrease, buyers are clearly sorting the market by value.

Mortgage Rates Still Shape the Conversation

Freddie Mac's Primary Mortgage Market Survey reported a 7.40% national average for a 30-year fixed mortgage as of Oct 15, 2026, unchanged from the prior week. That is not a quote for every borrower, but it helps explain why buyers are focused on the whole monthly payment, not just the asking price.

A useful offer strategy may involve price, closing costs, repairs, or financing terms. The best combination depends on the property and the buyer's loan, so early lender conversations matter.

What Buyers Should Do This Week

  • Get fully preapproved and ask your lender to model more than one price, down-payment, and rate scenario.
  • Use days on market and price history as evidence, not as proof that every seller will accept a steep discount.
  • For condos, review HOA financials, insurance, assessments, and rental restrictions early.
  • Keep inspections and repair costs in the plan. Buyer leverage is most useful when the full cost of ownership is clear.

What Sellers Should Do This Week

  • Price against today's competition, not a spring peak or a neighbor's old asking price.
  • Treat the first two weeks as valuable market feedback. If showings are quiet, respond before the listing feels stale.
  • Lead with condition, accurate details, strong photography, and easy access for showings.
  • Start with a property-specific home evaluation and review why accurate pricing matters in a buyer-leaning market.

Lee's Bottom Line

North Mississippi is not moving at one speed. The broader MLS is closing fewer residential sales, but total residential dollar volume is much closer to last year. Oxford has fewer closings and slightly more residential volume. Water Valley remains slower. All three active-market segments tracked by Altos currently lean toward buyers.

For buyers, this is a week to be patient, prepared, and property-specific. For sellers, opportunity is still here, but accuracy matters from day one.

Whether your next move is in Oxford, Water Valley, or somewhere between them, McMinn Realty can help turn these market-wide numbers into a practical plan for your property and your life.
