McMinn Monday Market Update: Fall Buyers Gain Room as Oxford’s 2026 Price Trend Cools

Good Monday evening from North Mississippi.

This week’s numbers show a market with more room for buyers, but not one simple story. Residential closings remain below last year across the broader North Central Mississippi REALTORS area and in Oxford, yet Oxford’s year-to-date residential dollar volume is still ahead. Water Valley remains the softer closed-sales pocket. On the listing side, all three segments we track are labeled a slight buyer’s advantage.

The longer view adds important context. Oxford single-family asking prices climbed into spring before cooling sharply into fall. Oxford condos have stayed much steadier, while Water Valley has recovered from a spring dip. That is why one weekly number should never stand alone: the current figures are important, and so is the path that brought us here.

What the 2026 Timelines Show

Altos reports both a 7-day median and a smoother 90-day median on its price timeline. The exact current numbers below are the 7-day medians. The longer trend descriptions come from the plotted 90-day lines.

Oxford single-family had the largest swing. The 90-day trend began the year in the low-to-mid $700,000s, climbed near the chart’s $800,000 line in spring, and then fell toward the upper $500,000s by October. The current 7-day median is $538,250. The direction is clear: this segment has cooled considerably from its spring asking-price peak.

Oxford condos were steadier. Their 90-day median spent most of the year in the upper $400,000s, and the current 7-day median is $478,500. That stability does not make the segment tight. With 198 active listings, 119 median days on market, and price reductions on 28% of listings, buyers still have time and choices.

Water Valley’s 90-day median softened into the mid-$200,000s during spring, then moved back toward the high-$200,000s by fall. The current 7-day median is $318,000. In a small market, a handful of listings can move the median, so the year-long direction is more useful than treating one week as a community-wide change in property values.

For comparison, our first-quarter update described a market in transition. The full-year timeline now shows what that transition became: more inventory, longer decision windows, and a stronger premium on accurate pricing.

The Big Picture: Fewer Closings, Dollars Holding Better

Across the full MLS, residential sales are down 5.29% year over year, while residential dollar volume is down only 1.19%. That gap is the clearest market-wide signal this week. Activity is slower, but the dollars behind completed sales are holding up better than the transaction count.

The same pattern shows up across all property types: 1,283 total transactions are down 6.76%, while total dollar volume of $599.2 million is down only 0.38%. Lots and acreage sharpen the point. Unit sales are down 16.76%, but dollar volume is up 17.29% to $60.8 million. Buyers are selective, yet strong land and higher-value properties are still attracting capital.

Oxford: Value Holds While Asking Prices Cool

Oxford remains the strongest closed-sales story in this week’s local comparison. Residential closings are down by 39, but residential dollar volume increased by $6.21 million. The properties that are closing are keeping total value slightly ahead of last year.

The active market is more buyer-friendly than that dollar figure might sound. Oxford single-family inventory is 216, median days on market are 77, and 32% of listings have had a price decrease. The Market Action Index is 29, which Altos labels a slight buyer’s advantage. Buyers can compare current Oxford homes and condos, watch price history, and still move decisively when the right property is well positioned.

Sellers should read the spring-to-fall price trend as a call for precision, not panic. A median reflects the mix of active listings, not the value change of every home. Still, a falling 90-day trend and one-third of listings showing reductions are strong evidence that aspirational pricing carries more risk now than it did in spring.

Oxford Condos: Stable Prices, Longer Marketing Time

Oxford condos and townhomes have held a comparatively steady price line this year, but they remain buyer-leaning. The current median list price is $478,500, inventory is 198, and median days on market are 119. The Market Action Index is 29, labeled a slight buyer’s advantage.

For buyers, the extra time can create room to compare HOA dues, insurance, assessments, rental restrictions, parking, condition, furnishings, and proximity to campus. For sellers, the stable headline price is encouraging, but 28% of listings have reduced price. Presentation and a clean first price still matter.

Water Valley: A Rebound in Asking Price, but a Slower Sales Year

Water Valley’s active listing price has recovered from its spring dip, but the closed-sales data remains the softest of the three Navica views. Residential closings are down from 54 to 38, and residential dollar volume is down from $14.81 million to $9.44 million.

The current Altos profile shows 27 listings, 77 median days on market, a Market Action Index of 26, and price reductions on 44% of listings. Altos labels the market a slight buyer’s advantage. Buyers looking at Water Valley homes and land may have room to address price, repairs, or closing costs when the listing history supports it. Sellers should remember that limited inventory does not automatically create a fast market.

What Buyers Should Do This Week

  • Use the 2026 trend as context, then negotiate from the specific property’s condition, competition, price history, and days on market.
  • Ask your lender to model more than one price, rate, and down-payment scenario before you write an offer.
  • For condos, review the HOA budget, insurance, assessments, and rental rules early.
  • Keep inspections and repair costs in the plan. Buyer leverage is most useful when the full cost of ownership is clear.

What Sellers Should Do This Week

  • Price against today’s competition, not the spring peak or a neighbor’s old asking price.
  • Treat the first two weeks as a market test. If traffic and feedback are weak, respond before the listing becomes stale.
  • Lead with condition, photography, accurate details, and a clear story about who the property fits.
  • Start with a property-specific home evaluation and a practical selling plan rather than a market-wide median alone.

Lee’s Bottom Line

North Mississippi is moving at more than one speed. The broader MLS is closing fewer residential sales, but dollar volume is nearly even with last year. Oxford is closing fewer sales and still producing slightly more residential volume. Water Valley remains slower. All three Altos segments currently lean toward buyers.

The year-to-date timeline makes the fall message clearer. Oxford single-family asking prices have cooled from spring highs, Oxford condos have stayed comparatively steady, and Water Valley has rebounded from a spring dip without erasing the softness in closed sales. Buyers have more evidence and more time. Sellers still have opportunity, but the market is asking for accuracy from day one.

Whether your next move is in Oxford, Water Valley, or somewhere between them, McMinn Realty can help turn the market-wide numbers into a plan for your property and your life.
