McMinn Monday Market Update: Dollar Volume Holds While Price Cuts Take Center Stage

This week, the local market is sending a useful message: fewer properties have changed hands than last year, but more dollars are still moving through the North Central MLS. That combination tells us buyers have not disappeared. They are simply sorting harder, asking better questions, and rewarding homes that make sense on price, condition, and timing.
The July 20 numbers show Oxford continuing to carry much of the region's value strength, while Water Valley is showing a smaller-market version of the same theme: price confidence is welcome, but pricing precision matters more.
Market Snapshot: Fewer Closings, More Dollar Volume
The current Navica Market Comparison Report for the full MLS compares January 1 through July 20, 2026 with the same period in 2025. Across all property types, closed units are down from 937 to 883, a 5.76% decline. Total dollar volume, however, is up from $404.8 million to $413.0 million, a 2.02% increase.
Residential sales are telling a similar story. The MLS shows 766 residential closings year-to-date, down 2.54% from last year, while residential dollar volume is up 2.63% to $362.3 million. Lots and acreage also deserve a look: unit sales fell 21.32%, but dollar volume rose 22.34%, which points to fewer land deals overall but stronger value in the land that is trading.
For buyers, this is a market where patience can pay off, especially when a home has been active long enough to invite a second conversation. For sellers, it is a reminder that total market value can look healthy even while individual listings still need to earn attention one showing at a time.
Oxford: Value Is Holding, But Buyers Are Reading the Fine Print
Oxford remains the engine of the local numbers. Navica shows Oxford residential closings at 553 year-to-date, down 3.83% from last year, while residential dollar volume rose 5.95% to $311.0 million. Across all Oxford property types, total units fell 6.49%, but dollar volume still increased 4.28% to $338.9 million.
The current Altos Research report for Oxford 38655 adds the active-listing side of the story. As of Monday, July 20, the median single-family list price is $619,900, inventory is 197, and the Market Action Index is 31, which Altos categorizes as a slight seller's advantage. That index has eased from 33 last month. Average days on market is 105, median days on market is 70, and 43% of active listings show a price decrease.
That does not mean Oxford is weak. It means Oxford buyers are doing more than asking whether they like the house. They are weighing monthly payment, insurance, updates, location, and how confidently the listing is positioned against the rest of the active market.
Water Valley: Smaller Sample, Sharper Pricing Test
Water Valley's year-to-date numbers are softer, and because the sample is much smaller, each closing carries more weight in the percentage change. Navica shows 28 residential closings from January 1 through July 20, down 28.21% from last year. Residential dollar volume is $7.1 million, down 36.63%. Across all property types, Water Valley has 38 closings and $9.0 million in dollar volume, down 25.49% and 28.44% respectively.
The current Altos Research report for Water Valley 38965 shows a median single-family list price of $262,000, inventory of 20, and a Market Action Index of 32, also a slight seller's advantage but down from 34 last month. Average days on market is 103, median days on market is 77, and 55% of active listings show a price decrease.
In Water Valley, the headline median can move quickly because there are fewer active homes. The better practical takeaway is this: buyers are not rejecting the market, but they are pushing back when a listing feels ahead of its condition, location, or recent comparable sales.
