McMinn Monday Market Update: Buyers Gain Ground as Oxford Dollar Volume Holds

This week's market is giving buyers a little more room without taking away the value story that has been building in Oxford. Across the broader North Central Mississippi REALTORS market, fewer properties have closed year to date, but the dollars behind those sales are still ahead of last year. Oxford is carrying much of that strength. At the same time, the latest active-listing data now places Oxford single-family homes, Oxford condos and townhomes, and Water Valley single-family homes in slight buyer-advantage territory.
That is a meaningful shift, but it is not a fire sale. It is a market asking everyone to be more precise. Buyers can compare, investigate, and negotiate. Sellers can still do well, especially in Oxford, but price and presentation have to match what today's buyer can see and afford.
Market Snapshot: Fewer Closings, More Dollars
Through August 24, the full North Central Mississippi REALTORS market recorded 1,060 closings across all property types, down 6.19% from 1,130 during the same period in 2025. Total dollar volume rose 3.22% to $503.7 million.
Residential sales tell the same basic story. Closed units declined 2.94%, from 954 to 926, while residential dollar volume increased 3.71% to $444.7 million. Lots and acreage were more selective: 123 tracts closed, down 22.64%, while dollar volume rose 25.05% to $51.9 million.
In plain English, buyers are not saying yes to everything. They are still committing substantial dollars when the property, location, condition, and price make sense.
Oxford: Strong Closed-Sale Value Meets More Active Competition
Oxford residential closings are just 1.87% behind last year's pace, with 683 sales compared with 696. Residential dollar volume, however, is up 7.53%, rising from $358.8 million to $385.9 million. Across all Oxford property types, closings are down 5.35% while total volume is up 5.38%.
That is a resilient value signal, but it does not mean every Oxford listing has automatic leverage.
The August 24 Altos profile for Oxford single-family homes shows a $605,550 median list price, 204 active listings, and a median 70 days on market. Thirty-nine percent of listings have reduced their price. The Market Action Index is 29, down from 31 last month, and Altos now labels the segment a slight buyer's advantage.
Oxford condos and townhomes also lean toward buyers. The median list price is $470,000, inventory is 223, and the median time on market is 91 days. One-third of listings have reduced their asking price, and the Market Action Index is 28, down from 29 last month.
For buyers, that means more room to compare price history, condition, HOA costs, rental rules, parking, and proximity to campus or the Square. For sellers, it means the market will separate the well-positioned property from the hopeful asking price fairly quickly.

Water Valley: A Smaller Market With Clearer Buyer Leverage
Water Valley's year-to-date pace remains slower than last year. Residential closings declined from 45 to 31, a 31.11% decrease, while residential dollar volume fell 33.08% to $8.3 million. Across all property types, 45 transactions have closed compared with 61 last year, and total volume is down 20.75% to $11.2 million.
Because Water Valley is a smaller market, a handful of sales can move the percentages more sharply than they would in Oxford. Even with that caution, the active-listing signals are clear. Water Valley single-family homes carry a $287,500 median list price, 31 active listings, and a median 56 days on market. Forty-two percent have had a price reduction, while 13% have been relisted. The Market Action Index is 25, down from 28 last month, and indicates a slight buyer's advantage.
Buyers may have room to discuss price, repairs, or closing costs, especially when a home has been on the market or already adjusted. Sellers should not read "buyer's advantage" as a reason to panic. It is a reason to study the competition honestly and make the value obvious from the first showing.

What Buyers Should Do This Week
- Use the listing history. A price reduction is a clue, not a conclusion. Review how long the property has been available, how it compares with recent sales, and whether the current price reflects its condition.
- Keep Oxford property types separate. Houses and condos have different inventory, buyer pools, carrying costs, and market times. Your offer should respond to the exact segment.
- Ask for payment scenarios before you fall in love with the price. A small change in rate, insurance, taxes, or HOA dues can change the monthly picture more than a modest price move.
- Be prepared when the right property appears. Slight buyer advantage means more room for thoughtful negotiation; it does not guarantee that a well-priced home will wait.
What Sellers Should Do This Week
- Price from today's competition. Price reductions affect 39% of Oxford single-family listings, 33% of Oxford condos, and 42% of Water Valley single-family listings. Buyers have enough information to recognize an ambitious starting price.
- Make the first impression count. Strong photography, clean presentation, complete property details, and easy showing access matter when buyers have alternatives.
- Watch the first two weeks closely. If the listing is quiet, respond while it is still fresh. If showings are happening without offers, listen for the pattern in the feedback.
- Do not confuse Oxford's higher dollar volume with guaranteed leverage. The closed-sales value story is encouraging, but the active market is still rewarding precision.

Mortgage Rates and Late-Summer Market News
Financing remains the biggest piece of the national backdrop. Freddie Mac reported that the average 30-year fixed mortgage rate was 6.65% on August 20, down from 6.67% the week before. That was the second consecutive weekly decline, but the rate remained slightly above the 6.58% average from the same week a year earlier.
A small decline can help, but it does not erase affordability pressure. Freddie Mac's Primary Mortgage Market Survey also emphasizes the value of shopping among lenders because individual offers can vary. Buyers should compare the rate, annual percentage rate, points, fees, and lock terms, not just the headline number.
Late summer can also bring a normal cooling in buyer traffic as school schedules and travel patterns change. NAR's look at normal July market behavior notes that sales, inventory, prices, and time on market often shift as the peak summer window begins to wind down. That seasonal context fits the local message this week: a longer market time or a price adjustment is not automatically a crisis, but it is information that buyers and sellers should use.

The most important change this week is not that Oxford suddenly became weak. It did not. Oxford residential dollar volume is up 7.53%, and total Oxford volume is up 5.38%. The change is that active buyers have more choices and more time to compare those choices.
Water Valley offers even clearer negotiating room, although its smaller sales base means every transaction carries more weight in the percentages.
For buyers, this is a week to be patient with the search and decisive with the right house. For sellers, it is a week to lead with the truth: the right price, the right presentation, and a clear understanding of the competing listings.
