McMinn Monday Market Update: Fewer Sales, Steady Oxford Volume, and More Buyer Leverage

by Lee McMinn, ALC

Good Monday evening from historic downtown Water Valley, Mississippi, located just minutes south of world-renowned Oxford, home of the beloved Ole Miss Rebels!

November 2, 2026 market dashboard showing year-to-date residential sales and volume changes for the North Central MLS, Oxford, and Water Valley, plus Market Action Index gauges for Oxford homes, Oxford condos, and Water Valley homes.

This week's numbers tell a market story with two distinct sides.

Year-to-date residential sales are running behind 2025 across the broader North Central Mississippi REALTORS market, Oxford, and Water Valley. At the same time, Oxford's residential dollar volume is still slightly ahead of last year, while the latest Altos reports classify Oxford single-family homes, Oxford condos and townhomes, and Water Valley single-family homes as offering a slight buyer's advantage.

In plain English:

  • Buyers have more room to compare, negotiate, and ask good questions.
  • Sellers still have opportunity, but pricing and presentation have to meet the market where it is.

The Big Picture: Fewer Closings, Nearly Steady Dollar Volume

Year to date, the broader North Central Mississippi REALTORS market recorded 1,175 residential sales, down 5.01% from 1,237 during the same period in 2025. Residential dollar volume was $556.5 million, down just 0.73% from $560.6 million last year.

Let's examine that gap. Transaction count has softened more than total dollars, which means buyers are still moving forward when a property, price, and plan line up.

The market is not standing still; it is simply more selective <-- You've heard this nearly every week if you've been keeping up with these updates.

Oxford: Fewer Sales, but Residential Volume Is Up

Oxford recorded 863 residential sales year to date, down 4.32% from 902 last year. Residential dollar volume, however, rose 2.21% to $482.2 million from $471.8 million.

Oxford continues to carry substantial weight in the regional market. Fewer transactions are closing, but the residential dollars moving through the Oxford segment remain strong. Buyers can browse current Oxford homes for sale while keeping this wider context in mind.

Oxford Single-Family Homes

The latest Altos report for ZIP code 38655 shows a median list price of $531,500, a median new-listing price of $572,000, and an inventory of 215 homes. Average days on market are 117, while the median is 91 days. Thirty-seven percent of listings have reduced their price, 10% have been relisted, and the Market Action Index is 28, classified as a Slight Buyer's Advantage.

  • That combination gives buyers time to compare condition, location, and price history. It also gives well-prepared buyers room to negotiate on listings that have accumulated market time or already adjusted their asking price.

  • For sellers, the 37% price-reduction rate is the clearest warning in this week's data. Starting too high can cost attention during the strongest part of a listing's launch. McMinn Realty's guide to the pricing mistake that can cost a sale is a useful companion to this week's numbers.

Oxford Condos and Townhomes

Oxford condos and townhomes are also classified as a Slight Buyer's Advantage, with a Market Action Index of 28. The median list price is $472,200, the median price of new listings is $459,900, and inventory stands at 212 units. Average days on market are 130, median days on market are 126, and 23% of listings have reduced their price.

  • For buyers, this is a segment where careful comparison can pay off. HOA costs, rental rules, proximity to campus, parking, furnishings, and condition can create meaningful differences between similarly priced properties. Current Oxford condos and townhomes can help buyers see how those tradeoffs look in real time.

  • For condo sellers, 126 median days on market and more than 200 active units mean the listing has to be easy to understand and easy to choose. Clear HOA and rental information, strong photography, accurate pricing, and a polished presentation all matter.

Water Valley: A Smaller Market with Real Price Sensitivity

Water Valley recorded 40 residential sales year to date, down 28.57% from 56 last year. Residential dollar volume was $9.98 million, down 34.74% from $15.30 million.

The current Altos profile for ZIP code 38965 shows a median list price of $298,500, inventory of 29 homes, average days on market of 129, and median days on market of 91. Thirty-one percent of listings have reduced their price, 10% have been relisted, and the Market Action Index is 26, classified as a Slight Buyer's Advantage. No median price for new listings was reported this week.

Water Valley remains a thinner market than Oxford, so a few transactions can have an outsized effect on year-to-date percentages. Even so, the direction is clear: buyers are value-conscious, and sellers should not mistake limited inventory for automatic leverage. Browse current Water Valley homes for sale to see how price, acreage, condition, and location are competing today.

What This Means for Buyers

Buyers have more leverage than they did in a fast, supply-starved market, but leverage is not the same as a bargain on every property. Use days on market, price changes, inspection findings, and comparable sales to shape the offer. In Oxford single-family homes, a 37% price-reduction rate is a reason to study listing history. In condos, the large active inventory creates more side-by-side choices. In Water Valley, patience matters, but good properties in a small inventory pool can still attract attention.

Before writing an offer, get clear on financing, monthly payment comfort, and the repairs or updates a property may need. Then negotiate from the facts rather than from a headline.

What This Means for Sellers

Sellers are not out of the market. Oxford residential dollar volume is ahead of last year, and buyers are still closing across North Central Mississippi. The challenge is earning their attention.

Price for the current competition, not for last year's expectations. Make the first impression count, remove uncertainty wherever possible, and be prepared to respond to buyer feedback. A local home-value review can help establish a realistic starting point, and McMinn Realty's selling guidance explains how pricing, preparation, marketing, and negotiation work together.

Lee's Bottom Line

This is a selective market, and selective markets reward preparation.

The broader MLS is closing fewer residential sales, but dollar volume is nearly flat. Oxford is also closing fewer sales while producing more residential dollar volume than last year. Water Valley's year-to-date numbers are softer, and all three Altos segments currently lean slightly toward buyers.

For buyers, that creates room to compare and negotiate. For sellers, it raises the value of getting the price, presentation, and marketing right from day one.

At McMinn Realty, we watch the numbers so our clients can make decisions with a clear view of the local market. Whether you are considering Oxford, Water Valley, a condo near Ole Miss, or a move elsewhere in North Mississippi, the next step should fit your property, your timing, and your goals.
