McMinn Monday Market Update: More Listings, More Leverage, and a Split Local Market
By Lee McMinn, ALC | McMinn Realty | Oct 26, 2026
Good Monday morning from North Mississippi.
This week's market is not moving in one neat direction. Buyers have more active listings to compare, Oxford is still producing slightly more residential dollar volume than last year, and Water Valley remains a much thinner market where a handful of sales can move the percentages quickly.
That is the story behind the numbers: more leverage for buyers, but no blanket discount on good property. The strongest results are still coming where price, condition, location, and presentation line up.
Market at a Glance
Across the North Central Mississippi REALTORS® market, 1,144 residential properties have closed year to date, compared with 1,214 during the same period in 2025. That is a 5.77% decline in units. Residential dollar volume is $542,940,298, down a much smaller 1.55% from $551,499,682.
Oxford shows the clearest split. Residential closings are down 5.52%, from 888 to 839, while residential dollar volume is up 1.12% to $470,150,223. Fewer sales are closing, but the dollars moving through the Oxford market are still slightly ahead of last year's pace.
Water Valley has recorded 40 residential sales, down 28.57% from 56, with dollar volume of $9,982,000, down 34.74%. Those figures matter, but Water Valley's smaller transaction base makes every closing carry more statistical weight than it would in Oxford or across the full MLS.
Land is also worth watching. Across the broader MLS, lots and acreage closings are down 15.34%, while dollar volume is up 18.26% to $61,653,544. That is another sign of a selective market: fewer deals, but meaningful money still moving into the right tracts.
Oxford: More Choice, but Value Has Not Disappeared
For Oxford single-family homes in ZIP 38655, Altos reports a median list price of $531,500, a median new-listing price of $452,000, and 227 active listings. The average days on market is 117, while the median is 84. One-third of listings have reduced their price.
The Market Action Index is 28, which Altos labels a Slight Buyer's Advantage. Inventory rose from 217 last week to 227 this week, while the median list price moved lower. Buyers have more room to compare and negotiate, especially when a listing has been on the market for a while.
Oxford condos and townhomes tell a similar story. The median list price is $476,250, inventory is 204, the median days on market is 119, and 26% of listings have reduced price. The Market Action Index is also 28, again a Slight Buyer's Advantage. Buyers looking near Ole Miss can browse current Oxford condos and townhomes, but they should still compare HOA costs, rental rules, condition, and location instead of treating every unit as interchangeable.
For the broader search, current Oxford homes and land show why this market resists one-size-fits-all headlines. A well-positioned property can still earn attention even when the overall pace is cooler.
Water Valley: Buyer Leverage in a Smaller Market
Water Valley's single-family median list price is $298,500, with 29 active listings, an average of 122 days on market, and a median of 84 days. Altos reports that 34% of listings have reduced price. The Market Action Index is 26, a Slight Buyer's Advantage.
The median price of new listings is $155,000 this week. Because Water Valley is a smaller market, that number can swing sharply with the mix of homes entering the market; it should not be read as a new value for every home in town.
For buyers, that means patience can be useful, but preparation still matters. The best-fit property may not have several close substitutes. Current Water Valley listings provide a better starting point than a broad headline when you are comparing homes, land, or in-town property.
What Buyers Should Do Now
Use the extra inventory to compare more than asking price. Review days on market, price history, condition, likely repair costs, HOA obligations where applicable, and recent comparable sales. A listing that has been sitting may create an opening, but it still needs to fit your budget and long-term plans. Last week's market update offers useful context for how this buyer leverage has been developing.
Financing remains part of the decision. Freddie Mac's latest Primary Mortgage Market Survey put the average 30-year fixed rate at 7.32%, down from 7.40% the week before. That small move can help, but buyers should still compare lenders and build their offer around the payment they can comfortably carry.
What Sellers Should Do Now
The reduction rates are the clearest warning light: 33% of Oxford single-family listings, 26% of Oxford condos and townhomes, and 34% of Water Valley single-family listings have reduced price. Buyers are paying attention, but they are not rewarding wishful pricing.
Start with the right first price, make the property easy to show, and address the details that shape a buyer's first impression. The pricing mistake that can cost a seller a sale is usually made before the listing has had time to build momentum.
A current home-value review can help you understand your competition, while McMinn Realty's selling process explains how pricing, preparation, marketing, and negotiation work together.
Lee's Bottom Line
This is a split local market. Buyers have more listings and more negotiating room, but Oxford's year-to-date residential dollar volume is still ahead of last year. Water Valley is softer in the year-to-date totals, yet it remains a small market where the right property can stand apart quickly.
For buyers, be selective and ready. For sellers, be realistic and prepared. The market is still moving, but it is asking everyone to make sharper decisions.
Whether your next move is in Oxford, Water Valley, or somewhere between them, McMinn Realty can help turn market-wide statistics into a practical plan for your property and your life.
