McMinn Monday Market Update: Oxford Dollar Volume Rises as Rates Test Fall Buyers

This week's market is giving buyers more room to negotiate, but it is not giving them the same opportunity everywhere. Oxford residential dollar volume remains slightly ahead of last year even with fewer closings. Water Valley is moving at a slower year-to-date pace. And across the active listing market, Altos still classifies Oxford single-family homes, Oxford condos and townhomes, and Water Valley single-family homes as offering a slight buyer's advantage.

The other piece of the story is financing. The national average 30-year fixed mortgage rate climbed to 7.28% this week, putting even more emphasis on monthly payment planning. For buyers, preparation matters. For sellers, accurate pricing and strong presentation matter just as much.

The Big Picture: Fewer Closings, Nearly Steady Dollars

Through October 5, the North Central Mississippi REALTORS market recorded 1,091 residential sales totaling $517.7 million. Compared with the same period in 2025, residential closings are down 5.05% and residential dollar volume is down 1.33%.

Across all property types, 1,263 transactions closed for $590.0 million. That is a 6.38% decline in units and only a 0.62% decline in total dollar volume.

That gap matters. Activity is slower, but the dollars moving through the market have held up better than the transaction count. Lots and acreage make the same point from another angle: unit sales are down 15.93%, while dollar volume is up 15.66%. Buyers are still making meaningful purchases, but they are choosing carefully.

Oxford: Fewer Residential Sales, Higher Dollar Volume

Oxford remains the strongest value story in this week's closed-sales data. Residential closings declined from 844 last year to 804 this year, a 4.74% drop. Residential dollar volume rose from $443.6 million to $448.3 million, an increase of 1.06%.

In plain English, Oxford has closed fewer residential transactions, but the total value of those sales is higher. That does not mean every home is appreciating or every seller has leverage. It means the market is still supporting substantial value even while buyers become more selective.

The active listing market reinforces that caution. Oxford single-family homes have a median list price of $531,500, 221 active listings, and a median of 77 days on market. The Market Action Index is 29, which Altos labels a slight buyer's advantage, and 33% of listings have reduced their price.

Oxford condos and townhomes carry a $472,200 median list price, 194 active listings, and a median of 112 days on market. Their Market Action Index is also 29, with 28% of listings showing a price decrease.

For buyers comparing Oxford homes and condos, there is room to study price history, condition, HOA obligations, rental rules, location, and days on market. For sellers, Oxford's resilient dollar volume is encouraging, but it is not permission to price ahead of the competition.

Water Valley: A Smaller Market With More Negotiating Room

Water Valley's year-to-date residential numbers remain softer. Residential sales declined from 53 to 37, a 30.19% decrease, while residential dollar volume fell from $14.5 million to $9.25 million, a 36.28% decrease.

The active single-family market is small enough that a handful of listings can move the weekly numbers. Altos reports a $308,250 median list price, 28 active listings, and a median of 77 days on market. The Market Action Index improved from 25 last month to 26 this week, but the current label remains a slight buyer's advantage. Half of active listings show a price decrease.

That combination calls for a property-by-property approach. Buyers may have room to discuss price, repairs, or closing costs, especially on listings that have been sitting. Sellers can still compete well, but the 50% price-reduction share is a clear warning against testing the market with an unsupported asking price.

What Buyers Should Do This Week

Start with the payment, not just the purchase price. Freddie Mac's latest survey puts the average 30-year fixed rate at 7.28%, up from 7.03% the prior week. A lender can help you compare rate, points, down payment, insurance, and taxes before you decide what comfortably fits.

Use the leverage the data supports. All three Altos segments currently show a slight buyer's advantage, and price reductions are common. That can create room for a well-supported offer, but it does not mean every seller will make the same concession.

Watch the right details. Days on market, recent price changes, condition, location, competition, and property type matter more than a broad headline. A well-priced Oxford home may still move quickly, while another listing may offer time to negotiate.

What Sellers Should Do This Week

Price for today's buyer. Thirty-three percent of Oxford single-family listings, 28% of Oxford condos, and 50% of Water Valley single-family listings have reduced their asking price. The market is showing sellers where expectations and buyer response are not lining up.

Lead with condition and clarity. Strong photography, clean presentation, easy showing access, complete property information, and an honest comparison with current competition can help a listing stand out.

Housing News Worth Watching

The national picture is echoing the local need for disciplined pricing. Realtor.com's September housing report found that 20.8% of listings had a price cut, the highest September share since 2018. Active inventory rose 5.4% from a year earlier, while pending listings were down 4.1%.

The latest National Association of REALTORS data also showed August existing-home sales down 2.0% from July, with 4.9 months of inventory. Those national figures do not replace local MLS data, but they help explain why buyers are comparing more carefully and why sellers need to meet the market where it is.

This is a selective fall market, not a frozen one.

Oxford continues to show resilience: residential dollar volume is up even with fewer closings. Water Valley offers relative value and negotiating room, but its smaller buyer pool rewards realistic pricing. Across both communities, buyers have more leverage than they did in tighter markets, while higher mortgage rates make preparation especially important.
