REALTORS® Land Institute Officially Welcomes Lee McMinn as a New ALC Designee
By McMinn Realty Team
McMinn Realty is proud to announce that Broker/Owner Lee McMinn has officially earned the Accredited Land Consultant designation, commonly known as the ALC.
The REALTORS® Land Institute has now included Lee McMinn, ALC, of McMinn Realty and Land Company in its official welcome announcement for new ALC designees. The national notice identifies Lee with McMinn Realty and Land Company in Water Valley, Mississippi, providing RLI’s public confirmation of this well-earned professional milestone.
Awarded by the REALTORS® Land Institute, the ALC is widely recognized as the premier professional designation for land real estate. It is also the only land-specific designation backed by the National Association of REALTORS®. RLI describes ALCs as some of the nation’s most accomplished, experienced and high-performing professionals in agricultural land, timberland, recreational property, ranches and land intended for development.
For Lee, the designation is both a major professional milestone and a natural extension of more than two decades spent helping people buy, sell and understand land across North Central Mississippi.
Why the ALC Designation Is So Respected
The ALC is not earned by simply completing a short class or paying a membership fee. Candidates must complete a demanding combination of specialized education, examination, documented experience, professional recommendations and formal review.
According to the REALTORS® Land Institute’s official ALC requirements and process, fewer than 5% of professionals attain the ALC designation within one year. The process can take years because a candidate must establish a proven record of land transactions while also completing the education and examination requirements.
The standard route includes six Land University, or LANDU®, courses totaling 104 ALC credit hours. The curriculum is built around the practical and financial demands of land brokerage, including land fundamentals, investment analysis, transitional land, development, agricultural and recreational property, mapping and other specialty subjects.
Candidates must then pass a comprehensive ALC examination, attend an in-person National Land Conference, document their professional experience and submit a detailed application and portfolio. The completed package is reviewed by the ALC Designation Committee and must also be approved by the RLI Board of Directors.
In short, the letters “ALC” represent education that has been completed, experience that has been documented and professional standards that have been independently reviewed.
What Lee Completed to Earn the ALC
Lee’s application and portfolio tell the story of a land professional who did not merely meet a classroom requirement. He backed that education with a substantial, documented body of work.
To earn the designation, Lee:
-
Completed the six-course LANDU education requirement.
-
Passed the comprehensive ALC exam.
-
Attended the National Land Conference in both 2025 and 2026.
-
Documented more than 20 years of Mississippi real estate experience, beginning with his salesperson license in 2004 and broker license in 2006.
-
Submitted a professional resume and an essay explaining his commitment to landowners, buyers, rural communities and continued professional growth.
-
Obtained the required recommendations from current Accredited Land Consultants.
-
Prepared a qualifying portfolio of 25 land transactions, with a signed narrative and supporting documentation for every transaction.
Those 25 transactions closed between February 2023 and December 2025 and involved approximately 2,413 acres across communities including Water Valley, Oxford, Oakland, Coffeeville, Bruce, Abbeville, Como, Tillatoba and Waterford. Together, the properties represented more than $7.2 million in actual sales price and approximately $10.7 million in qualifying transaction volume under RLI’s portfolio calculation rules.
The portfolio covered a wide range of land types and situations, including rural acreage, timber and recreational property, agricultural land, development opportunities and homesites. It also documented the practical challenges that often determine whether a land transaction succeeds: access, easements, utilities, topography, flood zones, timber value, development constraints and coordination with surveyors, foresters, attorneys, lenders, appraisers, public officials and neighboring landowners.
A Career Rooted in Land and Community
Lee’s connection to land reaches beyond real estate transactions. His experience as a local business owner, tree farmer and former Yalobusha County Supervisor has given him a practical understanding of construction, roads, utilities, infrastructure, public records, rural property ownership and community development.
In his application essay, Lee explained that land in this part of Mississippi is never merely “dirt on a map.” It may be a family farm, a timber investment, a hunting tract, a future homesite, a development opportunity or an old homeplace carrying generations of memories.
That perspective has shaped his approach throughout his career: walk the property, study the details, tell people the truth and help clients make informed decisions that respect both the land and the people connected to it.
What This Means for McMinn Realty Clients
The ALC designation strengthens the land expertise available to every client who works with Lee McMinn and the McMinn Realty team.
Land transactions are rarely one-size-fits-all. A property’s value and usability can turn on questions about access, boundaries, timber, soils, utilities, water, zoning, future development, financing or highest and best use. The ALC curriculum and portfolio process are designed around that complexity.
For clients, Lee’s achievement means they are working with a broker whose land-specific education and transaction experience have been tested against a rigorous national standard. For the McMinn Realty team, it reinforces a commitment to continued learning, careful service and doing business the right way.
A Milestone Worth Celebrating
We are proud of Lee—not simply for adding three letters after his name, but for the years of work, study, documentation and service those letters represent.
The ALC designation recognizes what clients and neighbors across North Central Mississippi have long known: Lee approaches land with practical judgment, local knowledge, honesty and respect.
Please join us in congratulating Lee McMinn, ALC, on this well-earned achievement.
