McMinn Monday Market Update: Fewer Closings, Stronger Dollars, and a More Selective Summer Market

The North Central Mississippi market is still moving, but it is asking buyers and sellers to be more precise. Through July 27, the broader North Central MLS has fewer closed transactions than this time last year, while total dollar volume is slightly higher. Oxford shows the same pattern even more clearly: fewer residential closings, but stronger residential dollar volume. Water Valley, on the other hand, remains a thinner market with year-to-date activity still running behind last year.

That combination tells us this is not a frozen market. It is a selective one. Buyers are still active, but they are comparing price, condition, payment, and days on market more carefully. Sellers can still do well, especially in the right segment, but pricing discipline matters more than wishful thinking.

Market Snapshot

Across the full North Central Mississippi REALTORS market, Navica shows 915 total closed transactions from January 1 through July 27, 2026, compared with 975 during the same period in 2025. That is a 6.15% decline in total units. But total dollar volume rose from about $421.8 million to about $430.8 million, a 2.12% increase.

Residential tells the cleaner story. MLS-wide residential units are down 3.28%, from 823 to 796, while residential dollar volume is up 2.75%, rising from about $368.8 million to about $379.0 million. Lots and acreage are down in units, but dollar volume is up sharply, which suggests fewer land deals are closing, but the ones that do close are carrying more value.

Oxford is still the value anchor. Through July 27, Oxford residential units are down 3.67%, from 600 last year to 578 this year. But Oxford residential dollar volume is up 6.32%, climbing from about $307.3 million to about $326.7 million. Across all property types, Oxford total units are down 6.38%, while total dollar volume is up 4.32%.

Water Valley is softer year-to-date. Residential closings are down from 40 to 28, a 30.00% decline, and residential dollar volume is down 36.83%, from about $11.2 million to about $7.1 million. Total Water Valley units are down 25.00%, and total dollar volume is down 23.06%.

Oxford: Still Strong, But Buyers Are More Selective

The July 27 Altos report for Oxford 38655 single-family homes shows a median list price of $599,750, inventory of 200 homes, average days on market of 102, median days on market of 63, and a Market Action Index of 30. Altos labels that a slight seller's advantage, but the details are not one-sided. Forty percent of listings have had a price decrease, and the report notes continued pricing weakness in recent weeks.

That is the real Oxford story right now. Closed dollar volume is stronger than last year, which shows durable demand and high-value activity. But live inventory is giving buyers more to compare, and overpriced listings are easier to spot.

For buyers, Oxford still rewards readiness. A well-priced home in the right location can still move, especially when condition and presentation are strong. But if a listing has been sitting, has a visible price history, or is competing with similar active homes, there may be room for a more thoughtful conversation.

For sellers, this is a market that can still work in your favor, but it is not forgiving of overreach. Water Valley: Thin Supply, Softer Sales, and a Price-Sensitive Buyer Pool

Water Valley remains a smaller market, so a handful of sales can move the year-to-date read quickly. Still, the current Navica numbers are plainly softer than last year. Residential units and dollar volume are both down, and total activity is lower across the market.

The July 27 Altos report for Water Valley 38965 gives a useful live-listing counterpoint. It shows a median list price of $296,750, inventory of 22 homes, average days on market of 90, median days on market of 63, and a Market Action Index of 30. Altos also labels Water Valley a slight seller's advantage, but 45% of listings have had a price decrease.

That means low inventory is not the whole story. Water Valley sellers may still benefit from limited choices, but buyers are clearly watching value. A home that is clean, fairly priced, and easy to understand can stand out. A home that is stretched too far may need to adjust, even in a thin market.

Buyer Insights This Week

Buyers should not read slight seller's advantage as a reason to rush. Oxford and Water Valley both still lean seller-side in the Altos Market Action Index, but price reductions, longer days on market, and rising inventory in some segments give careful buyers more room to evaluate.

Payment matters as much as price. Freddie Mac reported the average 30-year fixed mortgage rate at 6.58% as of July 23, up from 6.55% the prior week. That is still below the 6.74% level from a year earlier, but it is high enough that small price changes and lender shopping can matter in a real monthly budget.

If you are shopping now, get specific. Compare each home against its active competition, not against the broad market mood. Look at price history, condition, days on market, repairs, location, and what your payment looks like after taxes and insurance. Seller Insights This Week

Sellers still have opportunity, especially in Oxford and in well-positioned pockets of the market. The MLS-wide and Oxford dollar-volume gains show that buyers are still making substantial purchases. But the unit declines show that buyers are not saying yes to everything.

The first two weeks matter. Strong photography, clean condition, easy showing access, and a realistic launch price are especially important when buyers have more active listings to compare. This is the kind of market where pricing too high and planning to adjust later can cost attention.

Real Estate News Worth Watching

Nationally, the market is sending a similar message: buyers are present, but affordability is still doing the steering. NAR reported that June existing-home sales were down 2.4% from May but up 2.8% from a year earlier, while the national median existing-home sales price rose to $440,600. NAR also reported that pending home sales fell 5.4% in June, including a 4.1% monthly decline in the South.

Realtor.com's June housing report pointed to more buyer leverage nationally, with asking prices down 2.5% year over year and the steepest annual decline in its data since 2017. That does not mean every local market is falling, and it certainly does not erase Oxford's stronger year-to-date dollar volume. But it does reinforce what we are seeing locally: buyers are more selective, and sellers need to meet the market with clarity.

Bottom Line

This week's McMinn Monday Market Update is not a simple buyer's market or seller's market story. It is a market of contrast. Oxford is showing fewer closings but stronger dollar volume. Water Valley is still thin, but softer year-to-date. Both city-level Altos reports show a slight seller's advantage, while price reductions remind us that buyers are paying close attention.
