McMinn Monday Market Update: Oxford Edges Toward Sellers as Water Valley Buyers Gain Leverage | September 14, 2026

Good morning from North Mississippi.
This week's market is giving us two messages at once. Through September 14, residential closings are running a little behind last year's pace across the broader North Central Mississippi MLS and in Oxford, but residential dollar volume is still higher. At the same time, today's listing data show more choice, longer decision windows, and real price sensitivity in several segments.
In plain English: buyers have room to be thoughtful, but the best properties still require preparation. Sellers can still succeed, but the market is asking them to price with evidence and present the property well from day one.
This Week's Numbers at a Glance
- North Central MLS residential: 1,016 sales, down 3.61%; $481.83 million in volume, up 0.68%.
- Oxford residential: 751 sales, down 2.72%; $418.07 million in volume, up 3.62%.
- Water Valley residential: 34 sales, down 30.61%; $8.75 million in volume, down 32.96%.
- Oxford single-family: $519,000 median list price; 218 listings; 70 median days on market; Market Action Index 30.
- Oxford condos and townhomes: $472,400 median list price; 192 listings; 105 median days on market; Market Action Index 29.
- Water Valley single-family: $285,000 median list price; 27 listings; 63 median days on market; Market Action Index 25.
The Big Picture: Fewer Closings, Nearly Flat Total Volume
Across all property types in the North Central Mississippi MLS, 1,163 transactions closed from January 1 through September 14, compared with 1,244 during the same period in 2025. That is a 6.51% decline in units. Yet total dollar volume is almost unchanged: $545.71 million this year versus $545.41 million last year, an increase of 0.06%.
Residential tells the cleaner story. Closings declined 3.61%, from 1,054 to 1,016, while dollar volume increased 0.68% to $481.83 million. The market is not moving as many properties, but the dollars attached to completed residential sales are holding.
That distinction matters. A lower transaction count does not automatically mean values are falling across the board, and higher dollar volume does not mean every home is appreciating. Mix, location, property type, and price point all matter. The practical takeaway is that buyers are still closing when the property and the numbers make sense.
Oxford: Residential Dollars Keep Climbing
Oxford residential sales are following the same pattern with a little more strength in the dollar column. Through September 14, Oxford recorded 751 residential sales, down 2.72% from 772 last year. Residential dollar volume rose 3.62%, from $403.46 million to $418.07 million.
Oxford continues to carry much of the region's residential activity, but the current listing market is not one-size-fits-all. Buyers can start with current Oxford homes for sale and compare asking prices, condition, days on market, and neighborhood competition before deciding where to move quickly.
Oxford Single-Family: A Slight Seller's Edge, With More Competition
The latest Altos report for Oxford single-family homes shows a median list price of $519,000, a median new-listing price of $344,000, and a median price per square foot of $259. Inventory increased to 218 homes. Average days on market are 105, while the median is 70 days.
The Market Action Index rose from 29 last month to 30 this week, moving the segment from a slight buyer's advantage to a slight seller's advantage. Altos also reports that sales have exceeded new inventory for several weeks. That is a useful demand signal, but it is not a free pass on pricing: 32% of listings have reduced their price, 1% have increased it, and 7% have been relisted.
The sharp change in the weekly median list price from last week's reading also deserves context. A weekly median can move when the mix of active homes changes; it is not the same as a repeat-sales price index or proof that every Oxford home's value changed by the same amount. Sellers should use neighborhood-level comparable sales and current competition, not a single headline number.
For buyers, 218 active listings and a 70-day median suggest room to compare. For sellers, the improvement in market action says demand is present, but the price-reduction share says buyers are quick to reject an ambitious asking price.
Oxford Condos and Townhomes: Buyer-Friendly, but Firming
Oxford condos and townhomes remain just on the buyer's side of the line. The median list price is $472,400, the median price of new listings is $395,000, and the median price per square foot is $276. Inventory declined to 192 units. Average days on market are 117, and the median is 105 days.
The Market Action Index held at 29, labeled a slight buyer's advantage, while improving from 28 last month. Price reductions appear on 29% of listings, 1% show a price increase, and 6% have been relisted.
That combination gives prepared buyers options, especially when comparing HOA costs, rental restrictions, parking, proximity to campus, condition, and furnishings. It also tells sellers that the segment may be stabilizing, but 105 median days on market makes launch strategy important. Water Valley: The Strongest Negotiating Signal This Week
Water Valley remains the softest of the three Navica views. Residential closings are down from 49 to 34 year to date, a 30.61% decline, and residential dollar volume is down 32.96%, from $13.05 million to $8.75 million.
The latest Water Valley Altos report shows a $285,000 median list price, a $195,000 median price for new listings, and $131 per square foot. Inventory is 27 homes. Average days on market are 105 and the median is 63 days. The Market Action Index is 25, a slight buyer's advantage, down from 26 last week and unchanged from last month's 25.
The number that deserves the most attention is price reductions: 48% of active listings have had a decrease. Another 7% have been relisted, while none show a price increase. Altos says prices have remained relatively stable, but warns that continued inventory growth relative to demand could create downward pressure.
For buyers looking at Water Valley homes for sale, this is a market where a well-supported offer may have room to address price, repairs, or closing costs. For sellers, nearly half the active competition has already adjusted price. Entering the market too high can cost the valuable first weeks of attention.
Land and Acreage: Fewer Sales, More Dollars
Land remains a notable counterpoint. Across the full MLS, lots and acreage sales are down 23.26%, from 172 to 132, but dollar volume is up 9.71% to $53.86 million. In Oxford, land transactions are down 44.12%, while dollar volume is up 0.40%. In Water Valley, land units are down 18.75%, but dollar volume is up 1.31%.
Those figures point to fewer deals with meaningful value still moving through the market. Acreage buyers should look past the price per acre and investigate access, utilities, topography, timber, flood exposure, soils, surveys, and intended use. Sellers need the same property-specific discipline: the market may reward a strong tract, but broad averages cannot replace a careful valuation.
What Buyers Should Do Now
Get fully pre-approved before the right property appears. Freddie Mac's September 10 survey put the average 30-year fixed mortgage rate at 6.76%, up from 6.71% the prior week. A buyer's actual rate will vary, so comparing lenders and loan structures can materially change the payment.
Use days on market and price history as clues, not automatic conclusions. A longer-marketed property may create negotiating room, but condition, location, seller motivation, and competing interest still determine the best offer.
Separate Oxford single-family from Oxford condos and Water Valley. Oxford single-family has edged into slight seller territory; condos and Water Valley still show a slight buyer's advantage. Your strategy should follow the segment you are actually shopping.
Budget for the whole property. HOA dues, insurance, taxes, maintenance, repairs, and travel or rental-use plans can matter as much as the purchase price.
What Sellers Should Do Now
Price against today's competition. Oxford's dollar volume is strong, but price reductions affect 32% of single-family listings and 29% of condos. In Water Valley, the share is 48%.
Prepare the property before launch. Strong photographs, easy showing access, clear disclosures, and addressed maintenance concerns help buyers say yes without mentally subtracting for uncertainty.
Watch the first two weeks closely. If showings, saves, and feedback do not match expectations, respond to the market while the listing is still fresh.
Use local comparables. The weekly Altos median describes the active market; it does not determine one home's value. A current comparative market analysis can connect the broad data to your neighborhood, condition, acreage, and improvements. Start with a McMinn Realty home evaluation.
Mortgage Rates and the National Backdrop
Nationally, the same push and pull is visible. The National Association of REALTORS reported that August existing-home sales fell 2.0% from July while inventory rose to 4.9 months of supply. The national median existing-home price was still 1.6% higher than a year earlier.
That backdrop helps explain why more buyers have choices while affordability remains tight. Here at home, the answer is not to wait for a perfect national headline. It is to know your payment, understand the specific local segment, and negotiate from current evidence.

This week's North Mississippi market is balanced, but not simple.
Oxford residential dollar volume continues to grow even with slightly fewer closings. Oxford single-family has nudged into a slight seller's advantage, yet rising inventory and a 32% price-reduction share keep buyers disciplined. Oxford condos remain slightly buyer-friendly. Water Valley gives buyers the clearest negotiating signal, with a Market Action Index of 25 and price reductions on 48% of listings.
The common thread is selectivity. Buyers are active when value is clear. Sellers still have opportunity when price, condition, and presentation line up.
