McMinn Monday Market Update: Fewer Sales, Stronger Oxford Dollar Volume, and More Buyer Leverage | August 3, 2026

North Central Mississippi real estate trends for Oxford, Water Valley, and the broader North Central MLS
Good Monday evening from North Mississippi.
This week's market is telling two stories at once. Closed sales are running a little behind last year's pace across the broader North Central Mississippi REALTORS market, but total dollar volume is higher. At the same time, the active-listing data shows more inventory, longer market times, and price reductions on a meaningful share of homes.
Put those pieces together and the takeaway is straightforward: buyers have more room to compare and negotiate, while sellers can still succeed when the property, presentation, and price line up with today's market.

Market Snapshot: Fewer Closings, More Dollars
Through August 3, the North Central MLS recorded 966 total closings across all property types, compared with 1,014 during the same period in 2025. That is a decline of 48 sales, or 4.73%.
Dollar volume moved the other direction. Total volume rose from approximately $437.6 million to $461.8 million, an increase of $24.2 million, or 5.53%. Residential closings were down 1.86%, but residential dollar volume increased 5.26% to about $404.3 million.
Land activity is worth watching too. Lots and acreage closings fell from 141 to 114, yet dollar volume grew 35.03% to roughly $50.5 million. Fewer land deals are closing, but the transactions that are closing include more dollars overall.
Oxford: Strong Dollar Volume Meets More Active Supply
Oxford continues to carry much of the local market's dollar volume. Year to date, Oxford residential closings slipped from 627 to 619, a modest 1.28% decline. Residential dollar volume, however, increased 9.26%, from about $320.9 million to $350.6 million.
That is a meaningful sign of strength, but it does not mean every listing has automatic leverage. The active market is giving buyers more choices than the closed-volume figures alone might suggest.

Market Action Index: 31, a slight seller's advantage
The label says slight seller's advantage, but the details make this a balanced, price-sensitive market. Inventory has risen to 204, the median listing has been available for roughly two months, and 42% of listings have reduced price. Altos also describes recent cooling and downward pressure in both price and price per square foot.
For sellers, that means a strong Oxford location is valuable, but it is not a substitute for a clear pricing strategy. Buyers can compare condition, lot, neighborhood, proximity to campus and the Square, and total monthly cost. A listing that looks expensive next to its competition can lose momentum quickly.
For buyers, there is room to be thoughtful. A good home can still attract attention, especially in the more affordable segments, but days on market and price history deserve close attention before you write an offer.
Oxford Condos and Townhomes
Oxford condos and townhomes are leaning slightly toward buyers. The median list price is $469,900, the median price of new listings is $379,000, and inventory stands at 239 units. The profile reports average days on market of 98, median days on market of 84, and price reductions on 34% of listings. The Market Action Index is 29, classified as a slight buyer's advantage.
This segment gives buyers time to compare more than price alone. HOA dues, rental rules, parking, insurance, furniture, distance to campus, and game-week convenience can materially change the value of two otherwise similar properties. Sellers should make those details easy to understand and remove uncertainty before a buyer has to ask.
The condo story has changed since spring, when the segment briefly showed firmer seller-side momentum. Today's higher inventory and lower Market Action reading reinforce the value of checking the live market rather than relying on an older headline. Water Valley: A Cooler Market, but Every Listing Still Matters
Water Valley remains a smaller, thinner market, which means a handful of transactions can move the percentages considerably. Through August 3, residential closings declined from 42 in 2025 to 29 in 2026, a 30.95% decrease. Residential dollar volume fell 35.19%, from about $11.6 million to $7.5 million.
Across all property types, Water Valley recorded 40 closings and approximately $10.1 million in volume. Two commercial transactions contributed $1.275 million this year, compared with none in the same 2025 period.
The active single-family profile for ZIP 38965 shows a median list price of $295,000, a median new-listing price of $299,000, and a price per square foot of $133. Inventory has increased to 25 homes. Average days on market are 90, median days on market are 63, and 40% of listings have reduced price. The Market Action Index has dropped from 32 last month to 28, now a slight buyer's advantage.
There is an important nuance here: Altos reports that Water Valley list prices have recently moved higher even as supply-and-demand conditions have cooled. The report cautions that the higher list-price signal may reflect the mix of newer or larger homes coming to market, rather than a broad increase in value for every property.
For sellers, that makes property-level preparation especially important. Water Valley still offers small-town character, useful space, and a price point below much of Oxford, but buyers will compare condition and value carefully. For buyers, a cooler market may create negotiating room, yet the small inventory count means the right home can still be hard to replace.
What Buyers Should Do This Week

Use the listing history. With 42% of Oxford single-family listings and 40% of Water Valley listings showing a price decrease, ask when and why the price changed.

Compare the whole monthly cost. Purchase price is only one part of the decision. Include interest rate, insurance, taxes, HOA dues, maintenance, and any near-term repairs.

Keep good properties in perspective. More leverage does not mean every seller must accept a steep discount. Well-positioned homes can still outperform the broader averages.

Watch financing closely. Mortgage rates remain one of the biggest moving pieces in affordability. The Freddie Mac Primary Mortgage Market Survey is a useful weekly reference; your lender can translate the current rate environment into an actual payment and cash-to-close estimate.
What Sellers Should Do This Week

Price against today's competition. A strong year-to-date dollar-volume number is encouraging, but active buyers make decisions among the homes available now.

Launch cleanly. Photography, repairs, showing access, disclosures, HOA documents, and a clear property story should be ready before the listing goes live.

Respond to the market early. If showings are light or buyers repeatedly raise the same objection, adjust while the listing is still fresh.

Get property-specific advice. Oxford single-family homes, Oxford condos, Water Valley homes, land, and commercial property are not moving in the same way.
The Housing News That Matters Locally
The most useful housing news this week is coming from the local supply data itself. Oxford single-family inventory is up to 204, condo inventory remains elevated at 239, and Water Valley inventory has increased to 25. At the same time, Market Action readings range from 28 to 31, clustered around the line between buyer and seller advantage.
That is more actionable than a broad national headline. It tells us that late-summer buyers generally have options, but the best strategy still depends on property type and price range. It also tells sellers that accurate pricing can protect time and negotiating position in a market where buyers are seeing more alternatives.

This is a market with strength under the surface and discipline at the front door.
Across the broader North Central MLS, fewer sales are producing more total dollar volume. Oxford residential volume is up sharply enough to offset a small decline in closings. Water Valley is slower year over year, and both communities are showing active-market signs that favor careful buyers: more inventory, longer market times, and frequent price reductions.
For sellers, opportunity is still here, but the market is asking you to earn it. For buyers, leverage is improving, but preparation still matters when the right property appears.
