This week’s numbers are a good reminder that a market can slow down without falling apart. Across the North Central Mississippi REALTORS area, residential closings are running behind last year, but residential dollar volume is nearly even. Oxford has closed fewer homes and still produced more residential volume. Water Valley, meanwhile, is giving buyers more time and more negotiating room than it did a year ago.
In plain English: buyers are being selective, and sellers can still get a strong result when price, condition, and presentation line up with today’s market.
Market at a Glance
- North Central MLS residential: 1,036 closings year to date, down 4.52% from 1,085 at the same point in 2025. Dollar volume is $491.6 million, down just 0.39%.
- Oxford residential: 765 closings, down 4.26%, while dollar volume rose 2.16% to $426.8 million.
- Water Valley residential: 35 closings, down 28.57%, with dollar volume down 32.35% to $8.83 million.
- Oxford single-family active market: $513,000 median list price, 219 listings, 77 median days on market, and a Market Action Index of 30, labeled a slight seller’s advantage.
- Oxford condos and townhomes: $469,900 median list price, 200 listings, 105 median days on market, and a Market Action Index of 29, labeled a slight buyer’s advantage.
- Water Valley single-family active market: $285,000 median list price, 27 listings, 70 median days on market, and a Market Action Index of 25, labeled a slight buyer’s advantage.
The Big Picture: Fewer Sales, but Dollars Are Holding
From January 1 through September 21, the broader MLS recorded 1,036 residential sales, 49 fewer than the same period last year. Yet the dollars attached to those sales were almost unchanged: $491.6 million in 2026 compared with $493.6 million in 2025.
That is not the picture of a market in free fall. It is the picture of a market doing fewer deals, with buyers taking more time and better-positioned properties still carrying meaningful value. Across all property types, total units are down 6.86%, while total dollar volume is down only 0.18%.
Lots and acreage tell a similar story from another angle. The MLS has closed fewer land transactions this year, but land dollar volume is up 11.18%. Fewer sales do not always mean less money moving through the market; sometimes the mix of what sold simply changed.
Oxford: Fewer Residential Closings, More Dollar Volume
Oxford remains the largest engine in our local numbers. Year to date, Oxford has recorded 765 residential closings, down from 799 last year. Even with 34 fewer sales, residential dollar volume increased from $417.8 million to $426.8 million.
The active-listing picture is more balanced than that dollar figure might suggest. The latest Altos Research market profile puts Oxford single-family inventory at 219 homes, with a $513,000 median list price and 77 median days on market. The Market Action Index is 30, just into slight seller’s-advantage territory, but 32% of listings have had a price reduction.
That combination matters. Oxford sellers still have an edge at the market level, but it is a narrow one. Buyers have enough options to compare carefully, and overpriced homes are being asked to adjust. Oxford Condos and Townhomes
Oxford condos and townhomes lean a little more toward buyers. The median list price is $469,900, inventory is 200 units, and median market time is 105 days. The Market Action Index of 29 is labeled a slight buyer’s advantage, and 27% of listings have had a price decrease.
This segment deserves a careful property-by-property look. HOA dues, rental restrictions, distance from campus or the Square, condition, and the monthly payment can matter just as much as list price. Buyers can start with current Oxford homes and condos for sale, then compare the full ownership costs before deciding what represents the best value.
Water Valley: A Slower Market Rewards Realistic Pricing
Water Valley’s year-to-date numbers are the softest of the three Navica views. Residential closings are down from 49 to 35, and residential dollar volume has declined from $13.1 million to $8.83 million.
The current Altos profile shows a $285,000 median list price, 27 active listings, 70 median days on market, and a Market Action Index of 25. That is a slight buyer’s advantage. Nearly half of the active listings, 48%, have had a price decrease.
For a buyer, that does not mean every seller is ready to give away the farm. It does mean there may be room for a thoughtful offer, especially when a home has been on the market long enough for the seller to hear what buyers are saying. For a seller, the first price matters more than ever. A home that launches too high can spend weeks chasing the market instead of meeting it.

What Buyers Should Know This Week
More time on market and more price reductions can create opportunity, but preparation still matters. Oxford single-family homes technically retain a slight seller’s advantage, and the best-priced homes can still move before a hesitant buyer gets organized.
- Get fully preapproved and compare payments at more than one interest-rate scenario.
- Use days on market and price history as conversation starters, not automatic proof that a seller will accept any offer.
- For condos, review HOA dues, assessments, insurance, and rental rules before you fall in love with the kitchen.
- In Water Valley, pay close attention to condition and repair costs. A lower purchase price does not always mean a lower total cost.

What Sellers Should Know This Week
This market will still reward a good house and a clean launch. It is less forgiving of wishful pricing.
In Oxford, 32% of single-family listings and 27% of condos have reduced their price. In Water Valley, that figure is 48%. Those are not abstract percentages; they are a weekly reminder that the first two or three weeks on market carry real weight.

Mortgage Rate Note: Payment Sensitivity Is Back in Focus
The average 30-year fixed mortgage rate rose to 6.95% on September 17, up from 6.76% the week before, according to Freddie Mac’s Primary Mortgage Market Survey.
One national rate does not determine every borrower’s quote, but a move like that can change the monthly payment enough to influence a buyer’s comfort zone. That helps explain why local buyers are paying close attention to price, insurance, taxes, HOA costs, and repair needs all at once. Buyers should ask their lender to run the real numbers. Sellers should understand that even a small price difference may matter more to today’s buyer than it did when rates were lower.

North Mississippi is not one market moving at one speed. Oxford residential dollar volume is ahead of last year even with fewer closings. Oxford single-family homes still hold a slight seller’s advantage, while Oxford condos and Water Valley single-family homes lean toward buyers. Across the board, market time and price reductions are giving prepared buyers more room to think.
For sellers, the opportunity is still there, but the market is asking for accuracy. For buyers, patience is useful, but readiness is what lets you act when the right home appears.
